Real cash buyer or fake? How to tell before you sign

Most 'cash buyers' actually have no cash! Three questions that expose a fake cash house buyer in seconds — and how to find a genuine cash house buying company that won't waste your time.

Most “cash buyers” don’t actually have any cash

It’s an uncomfortable thing to say about our own industry, but it’s true: the vast majority of companies advertising as “cash house buyers” don’t have the money to buy your house. When all their clever marketing word-play and slippery salesmanship are stripped away, they’re are just estate agents in disguise — they tie you into an agreement, then go hunting for a real buyer or investor once you’ve signed your rights away. If they can’t find one, they will drop the price on you, or string you along until the deal quietly falls apart.

You can’t tell the genuine buyers from the fakes by the website or marketing. They all look professional. But you can tell them apart with three questions. Ask them before you sign anything (or better yet, don’t sign anything!)


Question 1: “What is the name of the buyer on the final transfer?”

The TR1 — the Land Registry transfer document at completion — names who is actually buying the property.

Ask whether the company you’re speaking to will be that name. A genuine buyer says yes, because they are the buyer. A middle-man will start to bluff and talk in circles, saying something like “it’ll be us or one of our investors” — if a company starts talking about “one of their investors” then you can be sure they are estate agents and they have no clue who the eventual buyer will be. (Sometimes the estate agents call themselves “property sourcers”, suggesting that they take a fee from the buyer, not the sellers — but in the eyes of HMRC they are doing estate agency work and must be registered as such, regardless of what they like call themselves in their game of smoke and mirrors!

A real buyer will confirm they are the named buyer on the final sales contract — no deflections or vagaries. ✅✅✅


Question 2: “Can you send me a bank statement evidencing your proof of cash funds, dated within the last 7 days?”

A genuine cash buyer is buying with money they already hold. In their bank account. Cash. They can show you a recent bank statement, dated within the last few days, in the company’s name, with the funds in it.

A fake buyer can’t — because the money isn’t theirs yet. Watch for the deflections:

  • “We work with a panel of investors.”
  • “Funds are released on exchange.”
  • “We have access to cash when needed.”

Question 3: “Do you need to see the property to make an offer?”

Ask yourself: how many times have you made a genuine offer to buy a property without first viewing it?

Answer: Zero. Same here. A genuine buyer will always want to view the property before making a firm offer.

An “offer” over the phone, sight unseen is a classic tactic: get you to agree to an appealing number, tie you in, then chip the price down “after a discussion with the finance department”, or because “the market has changed” or once a survey or “valuer” (the estate agent) has been out to view it after you’re already tied-into a sales contract with them.

Plenty of “we buy any house” sites have no names, no faces of the buyers, and no local presence — just a generic website, a form and a phone number that connects to a commisioned-salesperson in a call centre. When the bad reviews pile up, they rebrand and carry on under a new name.

A quick checklist before you sign

Run any cash buyer past these:

  • Named buyer — their company on the TR1 transfer at completion.
  • Proof of funds — a dated bank statement in the company name, this week.
  • Offer only after viewing — not a unrealistically appealing price designed to tie you in.
  • Real people — named buyers you can actually speak to, with real local reviews.
  • No lock-in — walk away from anyone who pressures you to sign an exclusivity agreement on the spot.

If a company answers all of those cleanly, you’re probably talking to a genuine buyer.
