Many South Wales councils charge a long-term empty premium once a property has been unoccupied for a set period — often an extra 100% to 300% of the normal council tax bill, plus unavoidable gas and electricity standing charges, if though you’re not using either. Add unoccupied-property insurance (typically dearer and more restrictive than a standard policy), and a house you’re “getting round to” can quietly cost thousands a year while doing nothing.
