Why hasn't your house sold yet? The three factors that affect whether you sell or not

If two similar houses sit on the same street (or same area) at a similar price, the one in better condition will almost always sell first. One solution is to spend money and months renovating your property to a neutral, up-to-date standard — making it the most saleable house on the street.

3. Price

Price is the most powerful lever you have. You cannot change your postcode. You may not be able (or willing) to renovate. But you can always adjust the asking price — and price trumps everything else when it is right:

  • Wider housing market faltering? Adjust the price → sold.

An estate agent’s initial valuation is essentially a marketing figure designed to attract viewings. Buyers rarely pay it in full — offers typically come in some way below — and if the market doesn’t respond, the asking price is just too high.

You are always in control of the asking price. It is up to you to set a figure that encourages the market to respond within the timescale that matters to you.
